A Vancouver landlord can ask for your documents within hours of your first reply. Here is the full package — and how to submit it without losing the unit.
Whether you are applying through Rentals.ca, Craigslist, or a property manager directly, expect to be asked for the same core documents. Compile them in a single PDF before you start searching so you can reply to listings within minutes.
Driver's licence or passport. Some landlords also accept a BC Services Card. Make sure the name on the ID matches the rest of your application.
Two most recent. They should show year-to-date earnings. Landlords typically want to see monthly gross income at 2.5–3x rent.
A letter on company letterhead confirming position, salary, and tenure. If you are self-employed, two years of tax returns plus a CPA letter.
Two previous landlord references with reachable phone numbers, plus one personal or professional reference.
Equifax or Borrowell free credit report dated within the last 30 days. Some landlords will pull their own; offering yours pre-emptively speeds things up.
Quote or proof of tenant insurance. Most Vancouver landlords require $1M liability coverage before move-in.
A 4–6 sentence intro explaining who you are, what you do, and why this specific unit is a good fit. Mention pets by name, your planned move-in date, and any stable factors (own a home in another city, relocating for work).
If you can move in immediately or within a week, say so explicitly. Many landlords lose money on vacant months — flexibility is worth real money.
Combine all documents into one PDF in this order: cover letter, ID, pay stubs, employment letter, references, credit report. Easier for the landlord to forward.
If you have a pet, include a one-paragraph résumé — breed, age, weight, spayed/neutered, references from previous landlords. Many landlords will accept a well-presented pet they would have otherwise rejected.
